Something we haven't seen in several years, is back! But not to the extremes that existed in the housing boom. Despite what you may think sales are on the rise, and inventory isn't as high as one may think.

"Competitive bidding in the current environment isn't producing huge price increases or leaving sellers with hefty profits, as occurred during the housing boom. Still, the bidding wars caused by tight inventory provide the latest evidence that housing demand is starting to pick up after a six-year-long slump.
An index that measures the number of contracts signed to purchase previously owned homes rose in March to its highest level in nearly two years, up 12.8% from a year ago and 4.1% from February, the National Association of Realtors reported on Thursday."

Mad City Money
Today Team Dolch and 3PM Property Management teamed up at Mad City Money at Rhinelander High School for the Junior class. Mad City Money is a program that teaches teenagers financial responsibility through simulated real life situations. All the students were given a monthly income. They then had to purchase a home or rent a home, insurance, vehicles, contribute to a 401k, pay childcare expenses and more.
It was a fantastic experience for us, as well as the kids. We felt that the teens really got an idea of the costs of living in the real world. Many kids in fact, came back and had to re-purchase or re-rent homes that were more within their budget after finding out the REAL cost of some of the necessities in life.
As always we love to participate in any program that helps the community and especially its children. We can’t wait for next year!

Spring is in the air...and it's just February!!
Temp in the low 40's, the sun is shining, the snow is melting, and the birds are chirping! Smells like an early Spring...one can only hope right! What is a CMA (Comparative Market Analysis)?
A "CMA" is a comparative market analysis. It is used by licensed real estate brokers, and agents to guide homeowners to a true and reasonable estimate of their homes estimated value in the market. Most CMA's are done as a courtesy by brokers to prospective sellers prior to listing a home for sale on the market. A CMA shows current comparable listings and comparable expired listings.
And such items as:
- What has sold (determine why, how long, what for, etc.)
- What didn't sell...expired or canceled listings (try to determine why they didn't sell)
- What your competition is, condition of the homes, how they are priced, and how long they've been on the market (so you get an offer first!)
